Why Choose a Remodeling Professional?
Ever post on social media asking for contractor remodeling referrals only to get bombarded with, “Hire us, we’ll give you a good deal,” or “Hire me, we’ll start right away”?
According to the National Association of Attorney Generals and the Professional Remodeling Collective, here are some essential questions to ask any contractor. Remember, these people will be working in your safe space, your family home, which is likely the biggest investment of your life. Get the facts!
1. What permits will you need to pull to do this job?
The contractor should be responsible for obtaining permits, not you. This protects you, as the work will be inspected by the city or county to ensure it meets code.
2. Can you provide three referrals?
3. Are you using subcontractors?
If they claim award-winning work, ask for details.
4. Do a background check on the principal of the company and ask if they do the same for their subcontractors.
Know who is in your home!
5. Review the contract thoroughly before agreeing to any work or making any payments.
The lowest bidder isn’t always the best; they may use low-quality materials or cut corners. Ensure your contract includes the timeframe, cost, materials, payment schedule, contractor’s license number, permits obtained (if required), detailed scope of work, and names of all involved parties.
6. When was the last time you took a training or education class to stay current with industry trends and codes?
7. Provide a certificate of insurance and name me as additionally insured.
Verify this with the agent when the work starts, and ensure coverage is no less than $1M. Hire a licensed and insured contractor to avoid liability if a worker is injured on your property. Both the contractor and any subcontractors should have insurance covering personal liability, workers’ compensation, and property damage.
8. Upon project completion, get an affidavit of final release or lien waiver.
This ensures subcontractors have been paid and prevents third parties from seeking payment from you.
